So, you’ve found your dream home in the Ranches.

Whether you are moving to a cosy townhouse in Palmera or a sprawling villa in Mirador, Arabian Ranches is one of Dubai’s most desirable addresses. It offers a peaceful, green, and family-oriented lifestyle that feels miles away from the city hustle.

But moving into a gated community like this comes with its own set of rules. You can’t just drive a 4-ton truck through the gates without a plan.

At Chevron Sea Shipping, we move families in and out of Arabian Ranches almost daily. Here is your insider guide to making your move to this desert oasis seamless.

1. The “ECM” Move-In Permit

Arabian Ranches is managed by Emaar Community Management (ECM). They are very efficient, but also very strict.

  • The Rule: You must apply for a Move-In Permit at least 24 to 48 hours before your move date.
  • How to Do It: Log in to the Sakani portal or the Emaar One app. You will need to upload your Tenancy Contract (Ejari), Passport, Visa, and our Mover’s Trade License.
  • Why It Matters: If you don’t have this permit QR code on your phone, security at the main gate will not let our trucks enter. Period.

2. Gate Access for Heavy Trucks

Not all gates are created equal.

  • The Issue: The main entrances often have height restrictions or tight turning circles designed for passenger cars.
  • The Logistics: Our drivers know exactly which “Service Gates” to use for heavy trucks to avoid getting stuck or damaging community landscaping. We handle the navigation so you don’t have to worry about guiding us in.

3. Protect Your Landscaping

One of the best parts of the Ranches is the garden.

  • The Risk: Moving heavy sofas and appliances through the garden path can damage your grass or irrigation sprinklers.
  • The Fix: Our crew uses protective boards on the grass when carrying items through the garden (e.g., through patio doors). We are careful not to trample your new petunias or crush hidden sprinkler heads.

4. Friday & Sunday Restrictions

Arabian Ranches is a quiet, family-first community.

  • Noise Rules: ECM has strict rules about noise pollution. Heavy drilling or noisy work is often restricted on Sundays (and sometimes Fridays).
  • Planning: If you need us to mount TVs or drill curtain rails, we recommend scheduling this for a Saturday or a weekday to avoid complaints from your new neighbours and fines from security.

5. The “Maid’s Room” Puzzle

In many ranch villas, the maid’s room is located near the kitchen or outside the main house, and access is sometimes narrow.

  • Furniture Fit: Standard single beds often fit fine, but if you are moving large wardrobes into these smaller rooms, it can be tight. We measure these doors first to see if we need to dismantle furniture completely before bringing it in.

6. Say Hello to the Neighbours

This is a community where people actually know each other.

  • Etiquette: Moving trucks can be big and might temporarily block a shared driveway (especially in the townhouses like Al Reem). We always encourage our clients to give their new neighbours a friendly heads-up. Our drivers are trained to park courteously and move immediately if a neighbour needs to get out.
